In May 2006 the Sandy Cove Board commissioned a survey of owners to determine what owners desire for our future. With an excellent 60% response, the results demonstrated that owners value our physical location near to the village, the beach, the
lake
and quietness. Owners indicated a strong desire to improve our landscaping, building maintenance and financial management.
In response to the survey, the Board appointed a Strategic Planning Committee (SPC) in March 2007 to address our need to
maintain and enhance our most important attributes and the perceived desires of owners for improvements. This committee is
chaired by Carol Sinclair, Board member, and includes T. A. Spratt, Vice Chairman of the Committee, Ralph Gorenstein, Lucy
Wong, Rob Hostetler, Donna Wilson and Marilyn Magnes. These owners represent all types of units and locations within Sandy
Cove, and they have committed to work as a team for the common good.
The following are the activities of the SPC:
- Interviews with owners to supplement the survey
- Interviews with outside professionals and neighbors of Sandy Cove to understand the perception of our complex by others
and possible improvements to consider
- Analysis of the Reserve Study that was done in 2006
- Analysis of the insurance situation
- Analysis of the Landscaping Committee’s plan
- Analysis of Sandy Cove’s maintenance needs including physical inspections of all available units to coordinate future
needs with the overall needs as represented in the Reserve Study
Current status and timeline: - Most of the activities listed above are completed or nearly completed
- The SPC will be meeting to discuss results and alternative actions during August and September
- A written plan will be presented to the Board to include recommendations by November in time for the 2008 budget
discussions and reserve decisions
- The Board will approve the plan as submitted or modify it as appropriate
Meetings and written communication explaining the plan to owners will occur in the latter part of 2007 and early 2008
in preparation for the annual meeting
The SPC will present its plan, findings and recommendations at the annual meeting in 2008
What does this plan mean for owners?
- Owners have been heard regarding the future of Sandy Cove
- Actions will be taken to preserve the values perceived (location, beach, quietness and lake) and create improvements (landscaping, maintenance and financial management
